Villa finishing cost in Riyadh: how the number is actually built
It is the first question we get, before anything else: what does finishing a villa cost? The honest answer is that the number rests on four things, and you can estimate all four yourself before you call a single contractor.

Where the number starts
In Riyadh the cost is the rate per square metre multiplied by the area being finished, plus the items that are not measured by area: the kitchen, the lift, the landscaping. The first term matters most, and the most common mistake is using built-up area instead of finished area.
Finished area is the floors that will actually be executed. An unused basement, a deferred annex and the roof do not belong in the calculation, and including them can inflate an estimate by a third while nothing changes on site.
Current price bands
These are the bands we work within in Riyadh today, and they are the same ones the estimator on this site quotes. The range inside each level is wide because the specification inside a level varies: large-format porcelain and standard porcelain are both "premium", and the difference shows up on the invoice.

What a quote includes, and what it does not
A well written quote separates finishing works from fit-out. Ask for the two to be listed separately so you can see where the money goes.
- Usually included: plaster, flooring, paint, gypsum, doors, exposed electrical and plumbing, standard sanitary ware.
- Usually priced separately: kitchen, bespoke cabinetry, stone vanities, decorative lighting, HVAC, waterproofing, lift.
- Usually excluded: furniture, curtains, landscaping, pool, audio and security systems.
- Always forgotten: municipality fees and permits, waste removal, site power and water during works, and a contingency of five to ten percent.
Why two quotes can differ by half
When two quotes are far apart, in nine cases out of ten the reason is not greed but a different specification. One assumed local paint in two coats; the other assumed full skim and three coats of an imported grade. Comparing two numbers without a written specification is comparing nothing.
The only fair way to compare is to send every contractor the same specification: flooring type and format, paint grade and number of coats, door type, sanitary ware level. Then the remaining difference is management and quality, which is what you actually want to pay for.
Where cost rises for no reason
Three decisions inflate the invoice in ways nobody notices after move-in: changing plumbing routes after floors are laid, choosing non-standard tile formats that produce heavy cutting waste, and revising the design during execution. A late decision always costs more than the same decision taken early.
Conversely, some items deserve the extra spend because they cannot be corrected later without demolition: waterproofing, pipe quality, the electrical board, and the substrate under the tiles.
