What the scope covers
Structural works
Excavation, foundations, concrete frame, block work, and the waterproofing and tanking that basements in Riyadh need to be specified properly rather than patched later.
MEP coordination
Electrical, plumbing, drainage, HVAC and low-current routed and coordinated before the walls close, so services are not chased back into finished plaster.
Site management
One site engineer, a written programme, sequenced trades and a single point of contact. Materials are ordered against the programme rather than in a rush at each stage.
Finishing and handover
Plaster through to the final coat, a snagging list closed before handover, and as-built information for the services buried in your walls.
How we do it
The reason a build slips is almost never one dramatic failure. It is a hundred small handovers between trades that nobody owns: the electrician arrives before the ceiling grid is set, the joiner measures against a wall that has not had its final plaster, the tiler starts a wet area whose falls were never checked. Because our structural, MEP, finishing and joinery crews are ours, those handovers happen inside one company instead of across four contracts.
Practically, that shows up in sequencing. We set out and coordinate services against the joinery drawings before anything is closed, so a socket does not land in the middle of a wardrobe run and a drain does not fight a vanity. It is unglamorous work that never appears in a photograph, and it is the difference between a finish that is genuinely flat and square and one that is full of small compromises you notice for years.
What moves the price
Every project is quoted on its own drawings and site. These are the factors that actually change the number, so you can see where your budget goes before you ask for a figure.

Before you commit
Either. If you arrive with a full drawing set from your consultant, we build to it and flag anything that will cause a problem on site before it does. If you do not have drawings, our design team produces them, which has the advantage that the people drawing the detail are the people who then have to build it.
In writing, priced and agreed before the work happens. A variation is a decision, not a surprise at the end, so anything outside the agreed scope comes to you as a quote first. If a genuine site condition forces a change, you see the reason and the cost together.
We coordinate the construction-side inspections and the documentation that goes with them, and we work to the approved drawings and the conditions on your permit. Ownership-side licensing stays with you as the owner, and we tell you clearly which is which at the start rather than halfway through.
