The finishing stage is where a building stops being a structure and starts being a home. Plaster, screed, flooring, cladding, gypsum, paint, doors and sanitary ware, executed by our own trades to one standard, on a shell you have just taken over or a house you are bringing back to life.
What the scope covers
Substrate and plaster
Levelling, plastering and screeds taken to a real tolerance, because every finish above them inherits whatever flatness they were left at.
Floors and cladding
Porcelain, natural stone, engineered timber and wall cladding, set out from a considered starting point so cuts land where they are least visible.
Gypsum, paint and light
Ceilings, coves, recesses and shadow gaps built to carry the lighting design, then filled, sanded and painted to a finish that reads clean under grazing light.
Doors, sanitary and second fix
Door sets, ironmongery, sanitary ware, mixers and the second-fix electrical that finally makes the space usable.
How we do it
Most of the visible difference between an average finish and a good one is decided before anything you can see goes on. A wall that is out of plumb by a few millimetres is invisible until a full-height door or a run of wardrobes goes against it, at which point the gap tapers and there is nothing to be done. So the plaster and screed stage is where we spend disproportionate attention: flat, square, and checked, rather than corrected later with filler.
The second thing that separates the two is setting out. Where a tile grid starts, where a joint lands relative to a door, whether the ceiling reveal lines up with the wardrobe below it, whether a downlight sits on the centre of a slab or a quarter off. None of it costs materially more. It costs thought before the first tile is cut, and it is the reason two rooms with identical specifications can look quite different.
What moves the price
Every project is quoted on its own drawings and site. These are the factors that actually change the number, so you can see where your budget goes before you ask for a figure.
- 01Area, and how many wet areas there are, since bathrooms and kitchens carry far more work per square metre than a bedroom.
- 02Finish level, which is mostly a materials decision: the same labour can carry a mid-range porcelain or a book-matched stone.
- 03How much making good the existing structure needs before finishing can start.
- 04Whether ceilings and lighting are simple or built up with coves, recesses and shadow gaps.

Before you commit
Mostly materials and detail density, not effort. A standard finish uses good commodity porcelain, straightforward gypsum and standard door sets. A luxury finish brings natural stone with matched veining, bespoke joinery instead of catalogue units, shadow gaps and concealed detail, and specified ironmongery. The structure behind both is the same, which is why moving between them changes the quote more than it changes the programme.
Yes, and a good part of our renovation work is exactly that. It changes the sequencing rather than the scope: we work in zones, seal and protect the areas you are still using, keep one bathroom and the kitchen live wherever possible, and keep the dust-generating stages inside agreed hours.
For a handed-over shell, broadly six to ten months depending on size, storeys and how much of the joinery is bespoke. Bespoke joinery is usually the item that sets the end date, because it can only be measured once the walls are at their final finish, so it is worth deciding on early.
